Our VT Bed and Breakfast does not have any resort fees or service charges added to our rates.  A full breakfast cooked to order is also included in our rates.

All Rates are Per Night

2 night minimum stay required on weekends.  3 night stay required during Christmas week, Columbus Day weekend and President's Weekend.   We do not have any service charges.  Discounts on stays of 7 nights or more (15% or more). * Dog Friendly Hill House rooms have an additional $10/day/per dog charge.

Peak Season: Dec. 21- Jan 1, President’s Weekend (Feb. 12-15), Sept. 21 - Oct 18.
Winter Season: Jan - March (Except President's weekend.)

Summer Season: June 19 - Sept. 20 
Off Season: April 1 - June 18, November and Dec. till Dec. 21

We DO NOT charge any service charges. Consider this when comparing rates. Rates do not include VT tax. Rates include full breakfast.  Rates are for two people per room (except the 2 bedroom cottage, the rate is for 4 people).  Extra person in the room is $20. Kids under 7 stay free!

Policies

Rates are based on two people and include full American breakfast. Each additional person $20.  Children under 7 stay free.  Rate for 2 bedroom cottage is for 4 people.  2 night minimum stay required on weekends except during off season.  3 night stay required during Christmas week and President's weekend.

Ten Acres Lodge requires a deposit of 50% of your stay, plus tax, to hold your reservation. Extended stay deposits are 25%.  One night stays are fully charged upon booking.  Should you need to cancel your reservation, you MUST do so more than 14 days ( 21 days for peak season reservations) before your scheduled arrival. Failure to do so will result in the loss of your deposit. Or, you can take the option to use your deposit as a credit for a future stay at our Vermont Bed and Breakfast.  Cancellations do incur a $25 cancellation fee.

Check out by 11:00 AM. Check in after 3:00 PM until 7:00 PM. Please call if you have to check in after 7:00 PM

No smoking in any indoor areas.

We can accommodate dogs in our cottage and rooms 21 and 25 but not in the rest of the inn. Dogs must be crated or out of the room to receive housekeeping service.
